Royal Commercial Real Estate recently interviewed local Chandler, Arizona business owner Julie Hinders, owner of Grateful Joe coffee. We’re taking a look at what her business does, and answering some of her questions about commercial real estate in the process.
Grateful Joe is a mobile coffee truck offering hot drinks, cold drinks, refreshers, and chai tea. They’ve been going around to visit different neighborhoods and businesses for about a year and a half, serving up drinks all across Chandler on a rotating schedule.
People have been starting to ask Julie, “Hey, do you have a retail location?” She is not quite to that point yet. Her commercial real estate question is:
When I am ready to move my business to a commercial real estate space, what should I expect?
What is commercial real estate? Is it the same as regular real estate or is it different?
Some mobile or smaller business may be looking to move into a permanent retail location but are unsure what the process involves. What I tell people is that it’s just like if you’re buying a home. If you can afford to buy the home, then you should buy the home. If you can’t afford to buy a home, then you should rent a home. It’s the same with commercial real estate.
How long can I expect to be in a commercial real estate lease?
If you’ve ever rented a home, it’s the exact same. Typically, you’ll be seeing leasing agreements lasting around three to five years. There’ll be a security deposit, you’ll be able to talk the terms and things with the landlord, and be able to negotiate the deal. What I do is help you negotiate the deal with the landlord.
